Modern logistics and distribution spaces are a decisive competitive factor for industry, retail, and international supply chains – and NRW remains one of the leading locations in Germany in this regard. This is confirmed by Logivest’s Logistics Real Estate Seismograph 2025/2026, which ranks the top logistics regions based on the volume of new construction of modern logistics real estate. With the Duisburg/Lower Rhine region in first place and the Cologne Bay area in second, Germany’s two strongest logistics regions are located in NRW. This underscores the state’s central role as a European hub for the flow of goods, distribution, and industrial supply chains.

The Seismograph reports approximately 310,000 square meters of new construction volume for the Duisburg/Lower Rhine region. Notable projects include the MLP Group's 60,000-square-meter logistics park in Gelsenkirchen on a former brownfield site and the nearly 55,000-square-meter Fiege logistics center in Hamminkeln. Given the current project pipeline, the region is expected to maintain its leading position in the coming years.
The Cologne Bay area also demonstrates NRW’s strength as a logistics hub with approximately 250,000 square meters of new construction volume. Projects such as the Panattoni site in Cologne-Niehl on the former Ford premises and a development by Alcaro Invest in Cologne-Porz highlight the importance of land development, the revitalization of existing sites, and modern distribution centers for industrial value creation and regional supply chains.
